Having a great listing is critical to booking success on Airbnb. Whether you’re a vacation rental, a B&B or hotel, follow these easy tips to get the most out of your presence on Airbnb.
Add a Winning Host Profile
The more complete and favourable your profile, the more likely you’re to be booked. When your profile is robust, it helps others feel that you’re reliable, authentic and committed to the spirit of Airbnb. Travellers will find out about you from your profile – make sure you put forward your best foot. And, don’t forget to add a host profile image – a friendly picture of a smiling face is a great way to make a connection as opposed to the standard property logo.
What You Say Matters
Your listing content will convert the lookers into bookers. Begin with a catchy title. ‘Studio Unit in Rotorua’ vs ‘Spend a night – or few – in a geothermal wonderland’ — which title would you pick?
Ensure your listing gives compelling property descriptions and access to local experiences. If you’ve got it, flaunt it – call out your amenities as accurately as possible. Equally important for a stellar guest experience is setting out the ‘House Rules’ clearly, leaving no room for misunderstandings that could lead to poor reviews.
How You Look Matters Even More
Photos override the written word. If you want to sell your property, get good photos. Make an effort to spruce up your room. Bear in mind the more clicks you get from curious travellers, the higher you’ll rank in search results over time. Your hero image needs to be a showstopper really. Warning: keep it real. Travellers love authentic experiences. Fill in the picture titles.
Price It Well
Travellers are frequently looking for a great value for their trip, therefore make sure you price your listing competitively. If you’re priced higher than the others in your area, ask why. Make sure you highlight the amenities and services that enable you to seek a higher price.
Create a Pro Marketing Page to Showcase All Your Listings at Once
To allow Airbnb users to see all your listings at once, you can create a “Pro Marketing Page” on Airbnb. On the hosting dashboard, scroll down and click on “Go to the pro marketing page.” You will then have the ability to edit and personalise your page.
This feature is particularly handy for B&B owners and motels for multiple room listings.
Receive and Leave Reviews
You have 14 days after a guest checks out to write them a review. Reviews are limited to 500 words and must follow Airbnb’s Content Policy. You can edit your review for up to 48 hours unless your guest completes their review.
To see reviews you’ve written or reviews about you, go to your reviews. You’ll also see any private feedback that people have left you.
How to get good reviews?
- Surprise and delight your guests with great service to get five-star reviews. This is especially important when you have a new listing on Airbnb.
- Review your guests first; it encourages them to leave you a review.
- Proactively ask for a review. It shows a genuine willingness to improve and may even lead to a better review.
- Reply to a negative (or positive) review. Be objective, show genuine care and willingness to address the issue OR show the next guest how important that last good review was to you.
Communicate with Your Guests
The more you communicate with guests, the better! Indeed, the more authentic conversations you have, the more warmly the guest will feel toward you when evaluating their stay and giving you a review; they’ll also be more understanding when or if something goes wrong.
Become a Superhost
Superhosts are hosts who provide a shining example for other hosts and extraordinary experiences for their guests. Once a host reaches Superhost status, a badge will automatically appear on their listing and profile and ranking/views will improve leading to potentially more bookings.
